No. Cubix is a lease-only asset across all three uses — retail, office and hospitality. Holding the building in single ownership lets us maintain a consistent tenant mix, service standard and building management, which protects the value of the address for everyone in it.

The scheduled completion date is 31 December 2028. Fit-out access for committed occupiers is coordinated ahead of that, with the exact window depending on your floor and the state of works at that stage.
Two reasons that matter commercially. First, floor and orientation are allocated in the order commitments are received — the higher floors and better aspects go first. Second, early occupiers have the opportunity to influence fit-out and layout while the design still allows it, which is far cheaper than changing it later.
Within structural limits, yes. Larger occupiers committing early have meaningful scope to shape layout, services and finishes. Our in-house interiors team can also deliver the fit-out, so the space is handed over ready to occupy rather than as a shell.
